Anyone have details on this project? Good, bad, etc..? Anyone invest yet?

I am sure at least some people have invested--a fair number of the units have been sold by now.

I hear the builder just took over saleas from Centtury 21, so either the majority of units have sold or the developer is just beginnig to gear up.

Does the builder now become the point of contact for existing sales?

What sort of prices are these going for now?

It's very close to Sandbar, which is a nightmare of an establishment.

The Sandbar is closing. There's a hotel (Hilton?) planned for that site. I believe construction begins in 2007.

I recently signed the contract for 2BR after comparing with several other in JC, Hoboken, West New York and Edgewater. It seems that they are selling well now even though they raised the price.

[Pros.]
- Very convenient for commuting. Ferry, Lightrail is available in front of the property. Path train is only 4 blocks away. I tried walking several times and it is a nice 5 minutes walk.

- Building quality seems nice, at least that is the impression I got after visiting construction site several times. (For example, I don't have the same feeling from Liberty Harbor North, 700 Grove, etc.) Higher floor has 10' ceiling.

- The area has a potential. There will be a new premium groceries store etc. in the same building, in Liberty Harbor North, and in Groove Pointe. So there will be a plenty of places.

[Cons. ]
- Atmosphere is not as attractive as say Hoboken. I don't expect to hang around during weekdays and on weekends, I will go to suburbs anyway. So I don't mind. But some people may not like it at least until
the area is developed to some extent.

- To me, floor plans from several other properties looked more attractive. Even though units at Gulls Cove is relatively spacious to the comparable condo's in terms of sqft, looking floor plan and I don't feel that way.

- Some uncertainty. If all the proposed development go through, this place will be great in 5 years. But who knows??


- Views. Clearly this place does not have excellent view of say Statue of Liberty, Hudson River or Manhattan. If that is important, you should be prepared to pay much more.

Last time I checked, the price is around $500 /sqft for mid to higher floor. Price for lower floors without view should be cheaper than this.
