Renters. dismiss this comp. Although annoying, it is not a good comp, so ignore it.
Instead, internalize crashing real estate prices while ignoring S&P index that is inconveniencing many renter people today. |

This unit was bought at the middle of the hype. NNJ peak ended in early 2008. This unit also had a decent amount of renovations to it. I know - because we looked at it. Taxes were just too high for us. I still think the seller may have made 100k on it though because from what we could tell only the kitchen and bathrooms were re-done. Don't think this was a straight buy a sell. Also factor in realtor commissions.
