to answer #11 questions - HTB taxes are higher by about .4% to .7%.
MP taxes are 1.3% onthe price youpay for the unit. Whhere as HTB taxes range from 1.7% to almost 2% of price.
I looked at som 2 bed/ 2 bath untis in HTB and the taxes were over $16k - redic!!!

There is no argument here, Maxwell blows away that dirty-looking Hudson Tea building. The ex-governor upgraded big time from his move from HTB to luxury of 1025 maxwell.

Agreed, there is a decent premium to be paid for the luxury of Maxwell.

The issue is there shouldn't be. The only thing that Maxwell has going for it is a waterfront location. It could have been a great building, but they kind of skimped on the amenities that were promised...
Gym - Yes, there is one but it is too small for the number of units
Pool - Yes, there is one but it's only 3 feet deep
Residents lounge - yes there is one, but too small

You got everything that was agreed to, but in a smaller size than what would have made this a true luxury building.

Now before those of you underwater on your unit start bashing me as a hater, let's be realistic... nothing I have said here is untrue. Yes, it's a nice building but it's not "all that"... for the money it's really not worth it... If you want a luxury toll building you could easily go to 700 Grove and get a nicer building for half the price. You could buy a private brownstone with character and charm.... when comparing all the options, apples to apples, the building just doesn't measure up to the hype....

Does location count for anything in real estate? Or is it all about a nice sub-zero fridge that will be outdated (or broken) in 10 years anyway.

Maxwell is by far the nicest property on the waterfront in Hoboken and that is not changing because there is no other waterfront land to develop (in Hoboken - which is an actual town vs. JC where developers have no choice but to lure buyers with bells & whistles like appliances, finishes, service).

Everything else along the water is owned by Applied, whose dated rental units have parquet floors and those horrid heating units.

Didn't you also say that location is what counts? Applied is in the same location. If (and when) Applied will start selling its units, you can easily replace the floors, heating units and anything else.

Be assured that Applied will sell its units. It has done so in the past, and will in the future. That is no good news for Maxwell. Applied actually has nice sized amenities.

Maxell has the largest lounge of any building, and is quite frankley the nicest by far. We also have a bar area and a theater room. The pool area is nice and there are many outside decks and grass areas. Please name another complex that can state this. The gym is smaller because they decided to include a yoga and children's play room. Those who own know that in the future Toll is going to make the gym larger. That being said, no one can name a full luxury condo building in Hoboken that can compete with Maxwell Place.

The information about taxes provided by a previous poster is garbage.

There is no difference in the tax rate for HTB and Maxwell Place.

The tax rate is set by the municipality based on the value of the unit. Maxwell Place is not a tax-abated building.

The HTB lounge is bigger than the Maxwell lounge, and does have a bar area. HTB does not have a theater room.

The HTB gym is much bigger than the Maxwell gym, and so is the children's playroom at HTB.
