I rent a 2 bedroom for $2250 per month. Figure a 3 BR could get about $500 more.

How can you rent in a building that has not closed any condos?

$2750/mo is not gonna cover your $1m mortgage.

Where is the apartment renting for $2250? Is it a new building? My friend would be interested if it is cause he is paying a bit >3000 for a 2 bedroom. Thanks.

Your friend is getting ripped off, he should go back and renegotiate.

you should compare with 77 Hudson.
For a 1 BR 805 sqft unit about $2300/mo after adjust with first month rent free. (no negotiable).
$200/mo extra for parking and $60/mo for garbage service.

AGAIN, how can you rent in a building which is not even closed? Are you sure you are posting at the right place?

For people who are interested in renting in future, just to compare, closest Liberty towers unit go for $2800-3000 for 1100 sq ft- 2 BR with 1 month free.

Since the units in this building are 1375-1475 sq ft and this is a condo with much nicer finishes/ amenities, expect about 20-30% more at the least. Also add $150-200 for parking.

So, I'd say $3400-3800 is a very good rent (+150-200 if you need parking) with 1 month off- Else, if you want to save money, there are a lot of cheaper rental building options in the area.

I am #5 and I agree with #8. There is no way you can rent a 2-bedroom for 2250 in a similar building. I don't think my friend got ripped off.

Agree with #8 and #9. Adding to that, if the apartment has east views, it might rent for more than $4000.

#6 needs a reality check. $2250 for a 2br, not even in Newport. He must be referring to the Thomas Jefferson or a condo in Journal Square.
