Yes, they are referring to the metropolitan. Still no signs of construction at Pep Boys yet, but I'll post on here as soon as I see notices go up around the property.

i think the hirise corridor including powerhouse hi-rises, metro plz and newport, including aqua/ellipse - will be very popular. lots of young professional people with means. very international - so there will be a great variety of restaurants, deli's , shops of all kinds.
paulus hook dos not have any room for that kind of urban development - but it will naturally link to lhn suburban style. and pad , grove and hamilton park will be easily accesible for a different kind of shopping. so there will be choices for everybody. once hoboken walkway is in , newport ne is filled and njt builds over the hoboken terminal - we'll have a very well developed area from hoboken thru to lhn. its' very shortsided to agrue which one is better - it's a variety that matters and lots of people who can afford to live here. low density housing by itself cannot support so many shops/restaurants. so it has to be a combo of both and we'll have that.

PH and LHN aren't really suburban in style at all -- I think they are supposed to have more of a Brooklyn or Village feel with their blocks of brownstones, compared to the Midtown high-rise style of most of the PAD.

Paulus Hook is unique in that it is a blend of sleek highrise buildings along with beautiful brownstones that give it a neighborhood feel.
Try finding this anywhere else in Hoboken or Jersey City.

I didn't say highrise condos - I just said highrises.
And there is the Goldman Sachs tower, Liberty Towers, soon to be 77 Hudson, 2nd GS Tower (designed by IM Pei no less :) ), and eventually a Merrill Lynch highrise next to 77 Hudson.

As far as the walkway comparison of Hoboken and Paulus Hook - they are very different. Hoboken's is plagued by cheap rentals by AppliedCo that look like low income housing, whereas Paulus Hook's is "plagued" by award-winning architects and quality buildings with beautiful detail. You really should take a walk there sometime, the buildings are beautiful.
That being said, Hoboken's waterfront has better developed green space - right now PH needs to redevelop the Veterans park and the little park next to GS, as well as redevelop the basketball courts and Morris Canal Park. In fact, for this little area there is a good amount of green space it is just in need of redevelopment.
